Is it profitable to buy an apartment in Tulum in 2026?

If you are or were considering investing in Tulum in 2026 , you've probably heard very different opinions about the real estate market. After several years of rapid growth, Tulum is going through a period of adjustment, with increased supply, upward pressure on prices, and a more competitive market. But from our perspective as real estate developers, a period of adjustment doesn't necessarily mean there are no opportunities. In many cases, it can mean quite the opposite.

Opportunities arise when the market cools down.

Sir John Templeton said: “The moment of maximum pessimism is the best time to buy and the moment of maximum optimism is the best time to sell.”

The logic is simple: markets move in cycles. When there is uncertainty, properties can appear at more attractive prices, with discounts and purchase conditions that were rarely available during the years of greatest growth. This is especially relevant today in the Tulum real estate market . Strategy isn't necessarily about buying for immediate results, but rather about buying well, holding for the long term, and waiting for the cycle to change . Acquiring a property at an attractive price today and selling it when the market returns to a phase of greater demand and confidence can be a much more appealing strategy for a patient investor.

Why do we believe Tulum can recover?

It is important to distinguish between current market problems and the long-term fundamentals of the destination. Tulum is not just a real estate market: it is an international tourist destination with its own identity, renowned for its beaches, jungle, cenotes, gastronomy, Mayan culture, and wellness offerings. Its growing connectivity and infrastructure also represent long-term investments that strengthen its position as a tourist destination.

This does not mean that Tulum is without challenges.

One of the most significant challenges currently facing the region is sargassum seaweed , which has considerably impacted the beaches of the Mexican Caribbean during 2026 and poses a challenge to tourism in the region. However, it has also spurred increasing efforts in monitoring, containment, collection, and the search for new solutions by authorities and the private sector. Tourist destinations evolve and find ways to adapt to new challenges. Sargassum is a real problem, but it doesn't necessarily define the future of Tulum.

Buy today thinking about the Tulum of tomorrow

At Mangrove, we believe the most important question isn't just "What's Tulum like today?" but "Where will Tulum be when it's time to sell?" The current market offers real estate opportunities with more competitive prices and favorable conditions for buyers. But buying cheap isn't enough: you have to buy well. Location, design, construction quality, operating costs, future supply, and tourist demand are fundamental factors in selecting an asset with appreciation potential.

Tulum is going through a stage of transformation, not the end of its history.

For those with a long-term vision, this stage can represent an opportunity to position themselves today and participate in the next chapter of the destination.
